F.A.Q.'s Home Inspection Questions

Why should I pay for a professional home inspection?
Purchasing a home is an “emotional event”. Most buyers look at multiple
properties prior to making an offer on their “dream home”. Making a purchase
decision on the largest investment of your life under the “Fog” of emotion is a bad
idea. Often times well meaning family members voice opinions of the property
and structure based on their limited knowledge.

Volunteer Home Inspections serves as a third party independent of the
transaction. Our job is to provide you with an opinion on the general condition of
critical components of the home and report them clearly in a written report.

Using our report, and working with your realtor, you are prepared to make an
informed offer to the seller and to prioritize areas of concern.

Many clients tell us that we have saved them, thousands of dollars in expense, and
potential personal injury to family members.

What assurance do we have of a professional inspection?

First of all we are nationally certified and trained in the latest inspection techniques
and stay current every year in our training. We adhere to the highest ethical
standards of the home inspection industry and carry errors and omissions and
general liability insurance. Our background as a general contractor, with more
than fifteen years experience, means we bring a unique multi disciplinary
perspective to your home inspection.

What does the report include?

We rate the overall condition of the property compared to other buildings of
similar age, type and construction materials.

We identify significant building defects and deficiencies including both high cost
and unsafe items.

We note urgent repairs and unsafe conditions.

We classify the severity of defects and frequently recommend improvements or
repair priorities by each major component area of the home.
Our report has clear digital photographs that further document our observations
that allow you to “see” what we “say”.

May I attend the Inspection?

Yes! We highly recommend that our client attend the inspection and walk with the
inspector to fully discuss our observations and ask questions.

How long does the inspection take?


On site inspection time requirements vary dependant on such things as age of the
home, square footage and condition. Typically a 3 bedroom two bath home takes
about three hours. If you cannot attend the complete inspection we suggest you
join us for the last hour of the inspection. We will stay with you until all of your
questions are answered.

When do I get the report?
The report will be transmitted to you in less than one day after the inspection.
Using green technology, most of our reports are sent via Email, making them easy
to view and share with your realtor and family members should you wish. A
printed copy or copy of the report on CD may alternately be provided on request at
a modest additional charge.

home or our report you are invited to call us. Have a question about a repair or
remodel in the future? We are available to consult on the phone with our clients as
needed for free over your lifetime of your home ownership. Need an onsite
